What it is

Preventative maintenance service, visible-condition assessment, documentation, condition tracking, repair prioritization, and—where the selected plan includes it—limited minor corrective labor.

What it is not

A real-estate transaction inspection, engineering report, code certification, warranty, emergency service, property management, security patrol, housekeeping inspection, or guarantee that hidden defects will be found.

How additional work is handled

Materials, repairs outside the plan, licensed trades, permits, special equipment, unsafe access, emergency labor, and specialty contractors are separate and require owner approval.
